Snellville homes
Snellville is a South Gwinnett city of established neighborhoods: two-story and split-level homes from the 1980s through the 2000s along Scenic Highway, Centerville Highway and Oak Road, many with finished basements, plus newer townhomes around The Grove at Towne Center. Much of what people call Snellville — including Centerville — is unincorporated Gwinnett with a Snellville address.

Snellville’s short-term rental license
Snellville is the one Gwinnett city with a full short-term rental licensing program, and it is stricter than the county’s. We read the city’s application packet in full. It sets a $250 fee for new applicants and $100 for renewals, and it requires:
- A named 24-hour local contact, with their mobile number and distance from the rental
- Occupancy of no more than two people per bedroom plus two per unit, with bedroom square footage and egress openings documented
- An interconnected, hard-wired smoke detection system
- Security cameras recording the driveway and every entry point
- Monthly remittance of hotel/motel tax to the City Clerk by the 20th
