The homes we clean in Lawrenceville
Lawrenceville is the county seat and one of Gwinnett’s oldest cities, and its housing shows every era of that history. Around the courthouse square and down Perry and Clayton streets there are older homes with original hardwood and trim. Off Sugarloaf Parkway, Collins Hill Road and in Five Forks there are the two-story subdivisions of the 1990s and 2000s, often with a finished basement. Near Georgia Gwinnett College and along Highway 316 there are apartments, townhomes and a steady churn of move-ins and move-outs.
That mix changes how we quote. A 2,400-square-foot Collins Hill home with a finished basement takes longer than its three bedrooms suggest, so the quote form asks about the lower level up front. Older homes near the square get pH-neutral products on old wood and tile rather than whatever is fastest.
Guest suites and short stays
Lawrenceville has more private-entrance basement suites listed on Airbnb than almost anywhere in the county — owner-occupied homes renting the lower level to visiting families, traveling nurses working at Northside Hospital Gwinnett and parents in town for a college event. They turn over often and in small windows, which is exactly the work a turnover crew should be reliable at. Suite turnovers start at $85.
Demand bumps up around Gwinnett Stripers home stands at Coolray Field and the Georgia Gwinnett College calendar — move-in week, family weekends and graduation — so tell us if your guests book around those dates.
On the rules: we did not find a Lawrenceville-specific short-term rental license when we checked in September 2026, but city zoning and business-tax rules still apply inside city limits. Many Lawrenceville mailing addresses are in unincorporated Gwinnett, where the county license starts April 14, 2027. Our Gwinnett short-term rental rules guide covers both.
Offices and practices
The county government complex, the courts and the hospital shape Lawrenceville’s office market: law offices near the square and the Justice and Administration Center on Langley Drive, and medical, dental and therapy practices clustered around the hospital. We clean these after hours, and for medical practices we clean front-of-house areas only — waiting rooms, restrooms, offices and staff rooms — leaving clinical areas and regulated waste to your clinical staff. Weekly service for suites under 2,000 square feet starts at $110.
What we plan for here
- Move-in and move-out season follows the college year as much as the calendar year; the weeks before fall and spring semesters fill first.
- Red clay from new construction along the 316 corridor rides in on shoes; we clean entry floors first so the vacuum does not spread it.
- Basement humidity in older homes makes bathroom grout on lower levels mildew faster, so we add it to the rotation on recurring visits.
