These prices assume an empty home with power and water on. If furniture is still in place, we quote a deep clean plus the inside-appliance and inside-cabinet add-ons instead, because we cannot clean inside a closet full of clothes.

Using your lease’s checklist

Many Gwinnett apartment communities and property managers give tenants a move-out checklist. Send it to us with your booking. We clean to it line by line, note anything on it we cannot fix with cleaning — nail holes, paint scuffs, carpet stains that need extraction — and send you photos when we finish, dated, which are useful if a deduction is disputed later.

Timing it with your move

  • After the movers, not with them. We book the afternoon after a morning move or the next morning. Cleaning around boxes and furniture is not a move-out clean.
  • Before the final walkthrough. Leave half a day between our finish and your landlord’s inspection so floors are dry and you can check the result yourself.
  • End of the month fills first. Lease turnovers cluster on the last few days of each month. Book those a week or more ahead.

New-construction move-in cleans

Builder cleans in Gwinnett’s newest subdivisions — around Dacula, Auburn, Braselton and the Highway 316 corridor — usually wipe what is visible and stop. What is left: fine drywall dust inside cabinets, drawers and closets, adhesive and sticker residue on windows, tubs and fixtures, grit in floor registers and paint specks on hardware. We quote post-construction cleans after seeing the home, because the dust load varies from builder to builder.

For realtors and property managers

We take access from a lockbox, invoice the listing agent or management company directly, and send a photo report for owners who are not local. For recurring turns across several units, ask about a standing rate.

What a move-out clean does not include

Carpet shampooing (it needs a carpet cleaner’s extraction equipment, and many leases want their receipt), wall washing beyond spot-cleaning, paint touch-up, trash haul-away of items left behind, exterior windows, and garages beyond a sweep-out, which is an add-on.

Can you clean on the same day as the movers?

Yes, if the movers are out first. We book move-out cleans for the afternoon after a morning move or the next morning. We do not clean around boxes and furniture, because the result is not a move-out clean.

Do you clean new construction before move-in?
