A small city built around a lake
Berkeley Lake is one of Gwinnett’s smallest cities, home to roughly two thousand people in wooded neighborhoods around a private lake, tucked between Duluth, Norcross and Peachtree Corners off Peachtree Industrial Boulevard. Homes here are larger than the Gwinnett average, often on steep wooded lots with decks, finished lower levels and a lot of glass facing the water.
Because bedroom count says little about how long these homes take, we quote most Berkeley Lake homes after a short walkthrough rather than guessing. Homes up to four bedrooms without a large lower level fall into our standard table, starting at $125 a visit.
Lake-facing glass and a lot of trees
Two things take the extra time here. Glass: interior windows and doors facing the lake show every smudge in afternoon light; interior glass is an add-on at $30 per 10 panes, tracks included. Trees: wooded lots drop more pollen, leaves and debris on sills, decks and entries than almost anywhere else in the county, so spring visits spend longer on sills, tracks and the floors just inside exterior doors.
Short stays
Short-term rentals are rare in Berkeley Lake. We did not find a city-specific short-term rental license when we last checked; confirm with the city before listing. Turnovers start at $85.
