What Gwinnett rentals actually look like
Search for Airbnb stays in Gwinnett and most of the top-rated listings are not whole houses. They are private-entrance basement suites and guest apartments under an owner’s home in Lawrenceville, Grayson, Duluth and Snellville, rented a few nights at a time to visiting family, traveling nurses, sports parents and people in town for a concert. The rest are whole homes that fill around specific events: Gas South District shows in Duluth, Gwinnett Stripers home stands in Lawrenceville, summer weekends on Lake Lanier near Buford, and race weekends at Michelin Raceway Road Atlanta in Braselton.
When Gwinnett County’s short-term rental task force reported in January 2025, it counted 1,318 listings county-wide, with an average nightly rate of $174 and an average stay of about three and a half nights. Short stays mean frequent turnovers, and frequent turnovers are where reliability matters more than anything else.
What a Sweeptide turnover includes
We run every turnover in the same four stages. The full list is on our Airbnb turnover checklist.
- Arrival photos. Every room is photographed before we touch anything. If a guest broke something, you have timestamped evidence for an Airbnb resolution request or a VRBO damage deposit claim.
- Full reset. Kitchen, bathrooms, floors, dusting and trash. Beds made with your linens to your staging photos; towels folded and placed the way your listing shows them.
- Restock and test. Consumables restocked from your supply closet, low items reported so you can reorder. Lights, remotes, the smart lock and the thermostat checked.
- Photo report. A room-by-room set sent to you before check-in, with any maintenance issues — a drip, a loose towel bar, a stained cushion — flagged in the same message.

Bed-making with your linens, towel staging, restocking from your supply closet and a photo report are included. Off-site laundry of your linens is $25 per turnover for up to three beds. No surcharge for same-day turnovers inside an 11am–4pm window.
Every turnover includes the photo report, restocking from your supplies and bed-making. Deep resets — baseboards, vents, under furniture, inside appliances — are recommended every three months or about 20 turnovers and are billed at the deep-clean rate for the unit size.
Scheduling that follows your calendar
We subscribe to your Airbnb or VRBO iCal export, so a new booking appears on our schedule with its check-out time as soon as it is confirmed. You still get a confirmation for each turnover. Same-day turnovers inside an 11am to 4pm window carry no surcharge. For large homes with tighter windows we send two cleaners, and we confirm that when you add the property rather than on the morning of a booking.
Event weekends are where most turnover services fail. When every rental in Duluth turns over the Sunday after a sold-out arena weekend, or every Braselton home empties the morning after Petit Le Mans, a solo cleaner cannot be in three places. Add your property early and tell us about the events your guests come for; we staff those dates in advance.
Basement guest suites in owner-occupied homes
Suites have their own rhythm. They turn over more often, the owner is usually home upstairs, and guests notice the same things every time: hair in the shower, crumbs in the kitchenette, the smell of a closed-up lower level. Our suite turnovers use the guest entrance, stay in the guest space and keep noise down. We run a dehumidifier check in summer, because a damp basement is the fastest route to a musty review.
Linens and supplies
You supply linens and consumables, so guests get consistent sets and you control the quality. We launder your linens off-site for $25 per turnover for up to three beds, or make beds from your fresh stock if the unit has its own washer and dryer. We keep a par count — how many sets exist for each bed — and tell you when one is lost or stained beyond use.
The rules are changing in April 2027
Right now, unincorporated Gwinnett County does not license short-term rentals; it applies four zoning standards covering signage, hard-surface parking, two adults per bedroom and a posted contact card. From April 14, 2027, a county ordinance adopted on April 14, 2026 requires an annual license, a local agent who lives in Gwinnett or an adjacent county, and an interior property maintenance inspection every two years. Snellville already requires its own city license, and Peachtree Corners zoning was reported in 2019 to bar rentals under 31 days.
