Who books a move-out clean
- Tenants who want their deposit back. The most common deductions on a Georgia move-out inspection are for dirty ovens and refrigerators, grimy cabinets, bathrooms with soap scum and dusty blinds and baseboards — all things this clean covers.
- Sellers handing over at closing, or before listing photos in an empty house.
- Buyers who want the new home clean before a single box comes in.
- Landlords and property managers turning a unit between tenants, often with a lockbox and an owner who is not local.
- New-construction buyers, whose homes hand over with drywall dust in every drawer.
What is included
A move-out clean covers every surface of an empty home, inside and out:
- Inside every kitchen cabinet and drawer, wiped of crumbs, dust and shelf-liner residue
- Inside the oven, racks included, and inside the refrigerator and freezer
- Inside bathroom vanities, medicine cabinets and linen closets
- Inside bedroom closets, including shelves and rods
- Baseboards, doors, frames, switch plates and outlet covers
- Vent and return covers, ceiling fans and light fixtures within reach
- Window sills and tracks, and blinds dusted slat by slat
- Bathrooms fully descaled, grout scrubbed
- Floors vacuumed and mopped edge to edge, including where furniture stood
- Laundry room: outside of machines, the floor behind them if they are pulled out

Priced for an empty home with utilities on. Inside the oven, fridge, cabinets and drawers are included. Furnished homes are quoted as a deep clean plus the inside-appliance add-ons.
These prices assume an empty home with power and water on. If furniture is still in place, we quote a deep clean plus the inside-appliance and inside-cabinet add-ons instead, because we cannot clean inside a closet full of clothes.
Using your lease’s checklist
Many Gwinnett apartment communities and property managers give tenants a move-out checklist. Send it to us with your booking. We clean to it line by line, note anything on it we cannot fix with cleaning — nail holes, paint scuffs, carpet stains that need extraction — and send you photos when we finish, dated, which are useful if a deduction is disputed later.
Timing it with your move
- After the movers, not with them. We book the afternoon after a morning move or the next morning. Cleaning around boxes and furniture is not a move-out clean.
- Before the final walkthrough. Leave half a day between our finish and your landlord’s inspection so floors are dry and you can check the result yourself.
- End of the month fills first. Lease turnovers cluster on the last few days of each month. Book those a week or more ahead.
New-construction move-in cleans
Builder cleans in Gwinnett’s newest subdivisions — around Dacula, Auburn, Braselton and the Highway 316 corridor — usually wipe what is visible and stop. What is left: fine drywall dust inside cabinets, drawers and closets, adhesive and sticker residue on windows, tubs and fixtures, grit in floor registers and paint specks on hardware. We quote post-construction cleans after seeing the home, because the dust load varies from builder to builder.
For realtors and property managers
We take access from a lockbox, invoice the listing agent or management company directly, and send a photo report for owners who are not local. For recurring turns across several units, ask about a standing rate.
What a move-out clean does not include
Carpet shampooing (it needs a carpet cleaner’s extraction equipment, and many leases want their receipt), wall washing beyond spot-cleaning, paint touch-up, trash haul-away of items left behind, exterior windows, and garages beyond a sweep-out, which is an add-on.
