## Dacula and Hamilton Mill

The City of Dacula itself is small, a historic crossroads along Winder Highway. What most people mean by Dacula is much larger: the 30019 area, most of it unincorporated Gwinnett, including Hamilton Mill, the neighborhoods around Harbins Park and Little Mulberry Park, and the subdivisions that keep going up along Highway 316, Hurricane Shoals Road and Dacula Road. Homes here are mostly two-story family homes, many recent, many large.

## New construction needs its own clean

Dacula is one of the places in Gwinnett where we do the most post-construction cleaning. A builder’s final clean usually wipes what is visible and stops. What we find when we open drawers: fine drywall dust inside every cabinet and closet, sticker and adhesive residue on windows, tubs and appliances, paint specks on hardware, and grit in the floor registers that blows back out the first time the HVAC runs. We quote these cleans after seeing the home, then offer recurring service at our normal rates, starting at $125 a visit.

## Rentals and the county line

Because most Dacula addresses are unincorporated, most Dacula short-term rentals follow Gwinnett County’s rules — the four zoning standards now, and the county license, local agent and inspection requirement from April 14, 2027. The small number of homes inside city limits follow the city. Turnovers start at $85; see our rules guide [1] for the county detail.

## What we plan for in Dacula

- **Red clay** from ongoing construction nearby tracks inside on every shoe; entry floors are cleaned first.
- **Large homes** in Hamilton Mill with basements are quoted individually over 3,500 square feet.
- **Park days** at Harbins and Little Mulberry mean trail dirt in mudrooms; we treat those floors as entries, not afterthoughts.

## Frequently asked questions

### Do you do new-construction cleans in Dacula?

Yes. Newer Dacula subdivisions often hand over homes with drywall dust inside cabinets and drawers, sticker residue on windows and fixtures, and grit in the floor vents. We quote these after seeing the home because the dust load varies by builder.

### Is a Dacula mailing address inside the city limits?

Often not. The City of Dacula is small, and many 30019 addresses — including much of Hamilton Mill — are unincorporated Gwinnett. That matters for rentals: unincorporated homes follow Gwinnett County’s rules, including the license starting April 14, 2027.

### Do you clean the larger Hamilton Mill homes?

Yes. Homes over 3,500 square feet, or with finished basements, are quoted individually. Most four-bedroom Hamilton Mill homes fall within our $225 recurring rate.
